9 Tips on Hiring a Commercial Painter

Many property owners or managers aren’t sure what factors to consider when hiring a commercial painter.

A new paint job can protect the interior and exterior surfaces of your commercial property, hide stains, and improve curb appeal. A fresh coat of paint can even boost the overall value of your property. Doing the job on your own is time-consuming and rarely results in the professional finish that an experienced professional painter can create.

How to Choose the Right Commercial Painting Contractor

There are numerous painters to choose from and hiring the right one can be challenging. Many property owners or managers aren’t sure what factors to consider when hiring a commercial painter. Taking the time to do a little research and asking the right questions will help ensure you receive a professionally applied paint job that adds both beauty and value to your property.

Follow these nine tips before hiring a commercial painter:

1. Check Reviews

A high-quality company will have a history of good reviews. Both online and offline reviews provide information about a company’s reliability and customer service. Visit Google & the websites of painting companies to read the testimonials left by their customers.

2. Request Customer References

A repainting project is an investment in your business. It’s important to hire a contractor with the right experience for your particular project. When asking for references, be sure to inquire about past projects that are relevant to the type of paint job you want done. Contact the references to get their feedback. You can also drive by homes and businesses they have painted to see examples of their work for yourself.

3. Check Their Business Credentials

Not all painters are equally skilled. Painters that have memberships in professional trade associations and local community organizations are more likely to be reliable and committed to their profession. Checking with the Better Business Bureau is also a good way to validate their reputation.

4. Make Sure They Are Licensed and Insured

When you hire any type of contractor, it’s important to make sure they are licensed (if applicable) and insured. A reputable painting company will make sure their workers are protected with proper insurance. This means that if someone gets hurt on the job, you won’t be liable for paying their medical expenses. In addition, painting contractors should carry general liability insurance. This ensures that property owners are not responsible for any damage caused by painting crews.

5. Find Out Who Does the Work

You need to know exactly who is going to handle your painting project. Family-owned or locally-owned businesses tend to employ their own painters. Some companies contract jobs out either fully or partially. If so, make sure that all individuals assigned to your project have background checks and are properly licensed and insured.

6. Ask About Their Warranty

Warranties are synonymous with the quality of the work. Find a company that offers at least a one-year written warranty as most issues like peeling may occur within the first year. If a contractor doesn’t offer a warranty, that’s a red flag. Before signing a contract, make sure you receive a full paint warranty detailed in writing.

7. Get Several Estimates

Obtaining a no-obligation, free project estimate should be a straightforward process and one that every painting contractor should offer. When discussing your project with a painting contractor, be clear about your expectations. If you want a surface that’s free of flaws from previous paint jobs, tell the contractor. Make sure the level of surface preparation is detailed in writing as well as a breakdown of labor, material costs, and how much paint will be needed to complete the job.

8. Question Their Safety Practices

Safety concerns and equipment usage are important considerations for painters, especially for large commercial projects. Painting larger properties often involves using complex equipment, including power washers, sandblasters, paint sprayers, scaffolding, and aerial lifts. These tools require additional training and expertise to operate safely.

Hiring an experienced commercial paint contractor who is licensed, insured, and follows OSHA regulations is the best way to ensure your project is completed safely and on time.

9. Obtain a Detailed Contract

The contract you receive should include all of the contractor’s key information: name, address, office and cell phone numbers, and license number. Make sure the contract clearly states what is and is not included in the job.

You should also request a copy of the contractor’s liability and workers’ compensation insurance certificates. Don’t sign anything until you have read and understood all aspects of the contract. Any company that is reluctant to answer questions should be eliminated from further consideration.
